Frequently asked questions
Do I have to accept your offer?
No. There's no obligation, and it's fine to say no or take time to think it over.
Do I pay a commission?
Not when you sell directly to us, because there's no agent involved on our side. Your written agreement will show which costs each side pays before you sign.
Who pays the closing costs?
That's spelled out in your written agreement, so you'll know before you sign.
How long does closing take?
It depends on the property and the title work. Land closings often take several weeks, and title problems can add more time.
How do you decide on a price?
We look at recent sales nearby and at things like access, zoning, utilities and flood zones. Because we're investors, we need room to make a profit, so our offer may be less than the land could bring on the open market.
Are you a real estate agent?
No. We're a real estate investment company, and we don't represent you in the sale. You're welcome to have your own attorney or agent review anything we send you.
Will you always be the final buyer?
Not always. We may keep the land, resell it, or assign our purchase contract to another buyer. Your agreement will say whether assignment is allowed.
What if I owe back taxes or there's a lien?
Tell us about it up front. It doesn't always rule out a sale, and the title company or closing attorney can explain how it would be handled.
What if I inherited the land?
Many inherited properties can still be sold, though sometimes paperwork has to be finished first so the title is in the right name. An attorney can tell you what your situation requires.
Where do you buy land?
We look at land across the United States. Send us the county and state, and we'll tell you whether it's a fit.
